AFI completes acquisition of prestigious Port7 in Prague's Holešovice from Skanska

AFI announces the completion of its acquisition of the Port7 office complex in Prague's Holešovice district from Skanska. The €130 million transaction was completed without bank financing. Port7 is regarded as one of the most prestigious office developments in the Czech Republic. The project comprises three office buildings with a total leasable area of approximately 36,000 sqm, together with an adjacent development plot that AFI plans to utilize for future construction.

Port7 expands AFI's Czech portfolio with a premium office complex distinguished by outstanding ESG credentials and a strong community identity. The symbolic handover of the helm took place during a Summer Solstice celebration held on June 18 at Port7, attended by tenants of the complex.

Port7 opened up a previously neglected area

This modern, sustainable Class A complex with excellent transport connectivity was developed on a former brownfield site in Prague’s Holešovice district, transforming a previously inaccessible industrial area into a vibrant public destination.

All office and retail spaces are fully leased and occupied by tenants from a wide range of industries. Port7 is home to a café, restaurant, pharmacy, eye clinic, fitness centre, and coworking facilities. Outdoor amenities include a community garden and workout area, while the riverside features a climbing wall, children's playground, sports facilities, and a barbecue area. The buildings are interconnected by a shared underground parking garage.

In terms of sustainability, Port7 ranks among the best-certified office buildings in the Czech Republic. It has achieved the highest levels of the internationally recognized LEED v4 Platinum and WELL Core v2 Platinum certifications, which assess energy efficiency, indoor environmental quality, and the overall impact on occupants’ health and well-being.

Port7 is also the first project in the Czech Republic to receive the Access4you certification, which independently evaluates and verifies the accessibility of buildings and public spaces for people with disabilities, seniors, parents with strollers, and other groups with specific accessibility needs.

The project is fully aligned with the EU Taxonomy, as verified by an independent financial institution. The complex generates renewable electricity through on-site photovoltaic panels and purchases renewable energy guarantees to ensure that 100% of its electricity consumption is covered by renewable energy sources.

Under the LEED methodology, Port7 achieves more than a 40% reduction in potable water consumption compared to the baseline defined for the Water Efficiency category. The project received the Building of the Year 2023 award and was nominated for the Czech Architecture Award 2024.

 

Community development remains a priorty

AFI will seamlessly continue the rich community program that has been one of Port7’s defining features since its inception. As the summer draws to a close, AFI is preparing its first tenant event, the Port7 Dragon Boat Cup, which will take place on September 2, 2026.

The dragon boat races on the Vltava River will provide tenants with a unique opportunity to strengthen teamwork, build new connections, and enjoy a one-of-a-kind riverside setting.
