The international investment and development group AFI Europe has officially started construction of its new rental living project AFI Home V Korytech, in Prague 10. The project will offer a total of 519 residential units ranging from studios (1+kk) to spacious four-bedroom apartments (4+kk), with nearly half of them consisting of the popular 2+kk and 2+1 layouts. Construction will take place in two phases, both of which have already begun—the first phase is scheduled for completion in Q2 2028, and the second one a year later. Metrostav DIZ serves as the general contractor.

“AFI Home V Korytech represents a significant expansion of our rental housing portfolio in the metropolis. We see Strašnice as a dynamically developing district with exceptional potential. Our focus was on practical layouts such as 2+kk and 2+1, which are currently in highest demand—they perfectly meet the needs of today’s tenants, from young professionals to growing families. Thanks to smart design, high-quality finishes, and excellent accessibility, we believe this project will appeal to a wide range of tenants, says Elena Pisotchi, Manager of AFI Home rental housing.

Modern Residences with Comprehensive Services

AFI Home V Korytech comprises two elegant buildings connected by a shared basement, designed by m4 architekti studio. Residents will have access to a 24-hour reception and professional property management providing full maintenance and minor repairs. The development includes an underground car park with 400 spaces, individual storage units, and seven commercial spaces on the ground floor.

Sustainability and Quality of Life First

The project combines ecological solutions with maximum resident comfort. Green roofs and photovoltaic panels reduce energy consumption, while a quiet inner courtyard with abundant greenery creates a pleasant microclimate. Electric vehicle charging stations are prepared for car owners, and cyclists will appreciate practical facilities including a hose for washing bikes. The complex's centrepiece is a private atrium reserved exclusively for residents.

„In AFI Home V Korytech we go beyond standard ESG requirements. We don't view sustainability as an obligation, but as an opportunity to create a better place to live. The planned transformation of the former railway corridor into a modern pedestrian and cycling route will soon enhance the location's attractiveness," adds Elena Pisotchi.

Strašnice – A District with Excellent Accessibility and Big Plans

Strašnice provides a balance between residential tranquillity and excellent transport accessibility. Metro, trams and train connections guarantee quick access throughout Prague. The nearby Lidl and expanding local shops serve daily needs. The planned Drážní promenade, inspired by New York's High Line, will connect Vršovice with Strašnice via an eight-metre-wide route with separate lanes for cyclists, pedestrians and runners. Thanks to this investment and numerous surrounding parks, the district is gaining a completely new dimension.
