AFI is successfully continuing the development of the new mixed-use neighborhood AFI City in Prague 9, near the Kolbenova metro station. This large-scale project naturally combines modern rental housing under the AFI Home brand, office space, and green public areas. The developer’s goal is to transform a former brownfield into a vibrant district offering a full-fledged urban environment for residents, office tenants, and the wider public alike.
From hair salon to in-house coworking
The AFI Home Kolbenova 1 and 2 rental residences, offering a total of 640 apartments, focus on providing amenities directly within the buildings. The newest addition is Salon Laura, located on the ground floor of AFI Home Kolbenova 2, specializing in hairdressing and personal care services. It joins an already established lineup that includes a supermarket, the self-service Lavor laundromat with high-capacity machines, and a modern coworking center. Further spaces will open during the summer, including the Blízko bistro in AFI Home Kolbenova 1 and the AFI Home Club, a social area for AFI Home tenants.


AFI City office tower enlivened by new dining options
A key business pillar of the entire district is the 19-story AFI City office building. Its retail space has recently expanded with two new dining concepts catering to working lunches, informal meetings, and evening gatherings. The ground floor now hosts the modern restaurant District 9 as well as the new Bistro Kafíčko. The restaurant also features an outdoor terrace, which naturally connects the interior with the outdoor environment during warmer months.
“We have been working long-term on building a modern urban district that forms a functional whole with comprehensive amenities. We focus on ensuring that the mix of retail tenants enhances everyday life not only for our residents and office tenants but also contributes to the overall development of the location and the local community,” explains Karin Shalev Shogol, CEO of AFI in the Czech Republic.


New community garden
A major new feature of the district is the creation of a community garden, which will be reserved exclusively for tenants of AFI Home Kolbenova 1 and 2, with residents themselves responsible for its operation and cultivation.
The developer is working with the social enterprise KOKOZA to help set up and launch the community gardening system. An introductory meeting for interested tenants is scheduled for the first week of June. In the first phase, facilities have already been created, including 16 raised beds for growing herbs and vegetables, a communal seating area, a three-compartment compost system for eco-friendly processing of bio-waste, a rainwater tank for irrigation, and a grill near the seating area for social gatherings. If the project proves successful and is met with enthusiasm from residents, further enhancements are planned, including the installation of an automatic irrigation system, planting of a hedge, and additional landscaping.
Public space: new opportunities for leisure and sports
An integral part of the Vysočany project is a public park, where the developer is gradually introducing a range of features to expand recreational opportunities for families and sports enthusiasts. A modern playground for children has already been in operation for some time. Ping-pong tables have recently been added as well. Construction is currently underway on an outdoor fitness area designed for strength and conditioning training in the open air. Another important step in enhancing amenities for families will be the upcoming start of construction of a kindergarten, which AFI will deliver in cooperation with the Prague 9 municipal district.
