Introduction
AFI Tower is part of the mixed-use Towarowa22 development, delivered jointly by AFI and Echo Investment. Located at the intersection of Towarowa and Pańska streets, the building will consist of two volumes: a 150-metre tower and an 85-metre podium. The architecture features a distinctive stepped form, creating the impression of two adjacent stacks of books. A landscaped rooftop garden of approximately 1,200 m² will be located on top of the podium, filled with carefully selected greenery. Surrounded by plants and offering panoramic views of the city, the terrace will be available to employees of all office tenants, creating a space designed for relaxation, informal meetings and everyday wellbeing.

Location
Towarowa22, with AFI Tower as its tallest building, is being developed on a site of more than six hectares between Towarowa and Miedziana streets in Warsaw.
The project is located in the capital’s rapidly expanding business district around Rondo Daszyńskiego — one of the fastest-growing office hubs in the city. Its strategic location provides convenient access to Chopin International Airport, Warsaw Central railway station, metro lines, buses and trams, as well as the city centre, which in recent years has naturally extended towards Towarowa Street.
Towarowa22 has been designed in line with the concept of a superblock — a contemporary urban structure integrating residential, office, retail and leisure functions within one coherent urban environment.

The 40-storey building is being developed using high-quality materials and low-emission technologies designed to minimise its environmental footprint. AFI Tower will be powered by renewable energy sources, and the solutions implemented are expected to reduce energy consumption by approximately 30% compared to comparable buildings. As in the neighbouring AFI Office House building, surplus heat generated by the air-conditioning system will be recovered and transferred to the municipal heating network, contributing to the heating of residential buildings across Warsaw.
The elegant façade, made of solar-control glass with a silver coating, will help optimise energy use by reducing the need for both cooling and heating. The project also promotes sustainable mobility. A large bicycle parking facility with 310 spaces will be located on the first floor and accessible via a dedicated cycling ramp. Tenants will also have access to changing rooms and showers, supporting daily commuting by bike.
The building’s sustainable design and technological standards will be confirmed by top-tier certifications, including BREEAM Outstanding, WELL Health & Safety, WiredScore Platinum and SmartScore.
