Introduction
AFI Duo A is another office building being developed as part of Towarowa22, the mixed-use project jointly delivered by AFI and Echo Investment, in which AFI holds a 70% stake. Located in Quarter E, the building will front Towarowa Street.
AFI Duo A will be distinguished by elegant arcades with copper finishes and a six-metre-high lobby featuring materials and architectural details inspired by the modernist heritage of the former Dom Słowa Polskiego printing house. Greenery will also be incorporated into the building’s façade, while a terrace of approximately 150 sqm is planned on the sixth floor.

Location
AFI Duo A is being developed in the south-western part of Towarowa22, along Towarowa Street near Srebrna Street. The building will complete the street frontage along one of the main thoroughfares of Warsaw’s Wola district, while providing a direct connection to the green heart of the superblock. A landscaped urban passage forming part of the Towarowa22 Gardens will be created between the office building and the neighbouring residential building. Open passages through the entrance lobbies will connect Towarowa Street with the green squares located deeper within the development, while retail, service and food & beverage units on the ground floors will further enliven this part of the project.
The location offers excellent public transport connections, with Rondo Daszyńskiego and Plac Zawiszy, as well as tram and bus stops, approximately a three-minute walk away. The planned Plac Zawiszy station on Warsaw Metro Line 4 will also be located in the immediate vicinity of Towarowa22.

AFI Duo A has been designed in line with the sustainable building standards adopted across the Towarowa22 development. The building will be powered entirely by energy from renewable sources, partly generated by photovoltaic panels installed on the roof. Its façade, featuring triple-glazed windows, will help reduce the amount of energy required for heating and cooling the office spaces.
The project will also support sustainable mobility. Building users will have access to bicycle parking and dedicated cycling facilities, while excellent public transport connections will make commuting without a car convenient. New trees will be planted around the building, further strengthening the green character of this part of Towarowa22.
AFI Duo A’s high environmental standards will be confirmed by BREEAM certification at the highest “Outstanding” level.
